Packaged Heat/Cool Systems like this 5-Ton unit adds significant, concentrated weight to a roof such that pooling water and ponding areas develop over time. These areas require significant repair effort, including adding under-roof structural supports or building up the ponding roof areas. Standing water will ruin any roof system in short order…

Then there are the areas where builders have not paid attention to their roof design or their building process. We find a lot of roofs that have significant ponding areas that should never have been allowed. Shoddy craftsmanship. The solution(s)?
(1) Repair the structure,
(2) Add a roof drain,
(3) Build-up the roof system forcing ponding water to perimeter roof drains, or
(4) sometimes ALL THREE…

Drains and Water-Ways need the most attention. Water-Ways like the area below – where rain water collects against the parapet wall on its way to one of the four corner drains – these need repairs, build-ups and strengthening…

This roof – at 22,000 s/f – has several problem areas in the field of the roof too. After cleaning the debris from this roof, and after pressure-washing the roof surface we spent a few days making repairs. At this point the roof is water-proof, so why not call it “repaired?” Because the repairs that we’ve made – just like a new roof – will fail prematurely because of the daily abuse that the sun’s heat and UV. That’s the magic of a liquid-applied, seamless, 100%-acrylic elastomeric rubber roof coating.

Parking was a problem here. The warehouse owner did not want a lot of spectacle nor commotion either. With a conventional roof-removal and roof-replacement there is little choice. With a COOL ROOF System, one has to know to even “spot” the truck with the 300-gallon tote of liquid-elastomeric. Discrete, compact, quiet – no fuss!

On larger properties than 20,000 s/f we might bring a bigger truck – but HEY! it’s still only one vehicle – not a convoy of huge, semi’s hauling refuse to the landfill and cranes lifting tons and tons of tar-based rolls to the roof. Look at the dramatic difference between the 12-year old tar-based, cap sheet and the coated cap sheet. One coat – one single application makes an amazing difference – wait until we apply the final application – the Finish Coating!

We have had a rainy week. We come on sunny days and “stand-down” on rainy days.

Rain? No problem. The roof is already water-tight from our repair processes and the coating is significantly dry after only a few hours.




The Building owner saved a ton of precious cash; the business tenant was grateful that their products and employee safety (wildly skidding forklifts) were no longer in jeopardy – a pretty, Happy End to an Ugly Roof!
